Developer expands DIA-area project

Landmark Properties Group has purchased an additional 1,300 acres near Denver International Airport to add to its High Point project, the Littleton developer announced Monday.

Landmark paid $34 million to Van Schaack Holdings and Defco Farms for the land, which will be added to acreage that a joint venture including Landmark and a syndicate of German investors already controls.

"As you look at the projections of how the population of Colorado will grow, all that growth will need somewhere to go," said Ray Pittman, Landmark's president. "Northeast is where the growth is occurring."

The master-planned community will be east of Tower Road, north of 64th Avenue and south of Peņa Boulevard.

Of the project's 1,800 acres, 450 are dedicated to the development of 1,600 single-family and 1,400 multifamily homes from $150,000 to $750,000.

Richmond American Homes, Capital Pacific Homes and Woodcrest Homes are under contract to purchase lots within High Point, Pittman said. The first two builders are expected to break ground in May.

About 800 acres of commercial land is slated for 10.5 million square feet of office, retail and other commercial space, including a 350-room conference center hotel. The conference center will be designed to host meetings of 20 to 250 people, Pittman said.

The remaining 550 acres will be set aside for trails, parks, open space and an 18-hole golf course designed in the British links style.

The development will be the closest yet to DIA, Pittman said, but Landmark is working closely with the city to mitigate noise impacts. The nearest High Point homes will be 2 1/2 to 3 miles away from DIA runways, Pittman said.
